We recently had our downstairs residential heat pump fail after 17 years of service. Given the age of the system, and the newer technology available, it made sense to replace both the downstairs and upstairs systems (3- and 2-ton units respectively). I obtained quotes from 4 different installers and ultimately, we selected the Mitsubishi Hyperheat systems as the replacement. Brian at SWVA Mechanical gave us the best price and best answers to our questions and we selected them to do the work. I don't think it could have gone any better. They showed up when they said they would, staged the work so that we could stay warm (installed in December), were respectful of our property and answered all of our questions. All of the SWVA Mechanical workers were friendly, cheerful, and most importantly knowledgeable and competent. Brian encouraged us to consider the Mitsubishi Hyperheat system which would function as a heat pump to below 0 degrees F. Frankly, I had my doubts that a system without auxiliary heat would function properly at such low temperatures without an auxiliary heat source. However, this review is being written 1 week after some of the coldest temperature in years (as low as 6 degrees F and -1-degree wind chill) and I can testify that my house stayed at the temperature set point throughout this very cold period, and in fact my house has been more comfortable than it ever has in similar conditions. I have temperature monitoring data that proves the system worked as Brian said it would. Additionally, the numbers show significant electricity savings compared to the operation of the old system. I will also mention that Brian and his partner Nick, were persistent in being able to get a relatively new steam humidifier installed about 2 years ago to work with the Mitsubishi heat pump and air handler. That required a lot of effort on their part, and a non-standard installation that went beyond the manufacturers’ instructions. I can verify that what they did worked, that it was done properly and is functioning as it should. To reiterate, I would highly recommend SWVA VA Mechanical to anyone in need of their services. They check all the boxes... knowledge, expertise, dependability, reliability, and integrity. Based on our experiences, we intend to use them to service our new system in the future and would not hesitate to work with them again. In my opinion, and based on my past experiences, it would be very hard to do better than SWVA Mechanical in this line of work and expertise.

Recently had an installation as well as a preventative maintenance on another unit. I received good communication about scheduling and pricing and they answered any question I had. They showed up on time and performed the work well. After the install, Brian came by to make sure I was happy with the install and that I was fully taken care of. Subsequently for the preventative maintenance that Samuel performed, he thoroughly cleaned and tested the units and communicated to me the way that the unit was originally wired may not be optimal and explained the pros/cons of making a minor adjustment which I had him do. I'm very happy with the service provided and plan to use SWVA Mechanical for any future HVAC needs.

I can't say enough good about the folks at SWVA mechanical. They came to my house and quoted the Mitsubishi unit to me and I had it installed within a few weeks. Every tech was very professional and respectful while in our home and did an outstanding job. I had one company give me a quote for the same system and it was over $4000.00 more than what Brian at SW VA Mechanical quoted, plus the other company didn't want to even talk about the Mitsubishi units that have the best reputation in the business. These more efficient units will save us money on our electric bill and they are so quiet you can't even hear them run. If you need a HVAC system or just need your old system repaired, give Brian at SW VA Mechanical at call and you will not be disappointed. They are more than fair on their prices and will treat you with respect and not try to burn you up on the charges. They are my new HVAC company. Scott Beverly

Walk-In Cooler Maintenance Service

Our professional maintenance service is a comprehensive check-up for your entire walk-in cooler system. We address every aspect of its operation, from the refrigeration unit to the integrity of the insulated box itself. For a hard-working piece of commercial equipment like a walk-in cooler, we recommend a scheduled service visit at least twice a year. This preventative approach is the most effective strategy to maximize energy efficiency and prevent unexpected failures. Our detailed service helps protect your business from the significant costs associated with equipment downtime and spoiled inventory.

A primary focus of our visit is a thorough cleaning of the condenser coil. The condensing unit, which is often located outside or on the roof, is responsible for releasing heat from the system. Its coil can become clogged with dust, pollen, leaves, and other airborne debris. A dirty condenser forces the compressor to work much harder and run hotter, wasting energy and leading to premature failure. Our technicians use professional-grade cleaners and tools to restore the coil to a clean, efficient state. This is the single most important task for ensuring the longevity of your refrigeration system.

We also service the components inside the cooler box. Our technician will inspect and clean the evaporator coil. We will ensure the coil is free of any excessive ice buildup, which can be a sign of a defrost problem. We will also thoroughly clean the condensate drain line. This drain line removes moisture from the evaporator, and if it becomes clogged, it can cause water to overflow into your cooler or ice to build up on the floor. A clean evaporator coil and a clear drain line are essential for proper cooling and safety.

The integrity of the walk-in box itself is crucial for efficiency. Our technicians will perform a detailed inspection of the door. We will check the gaskets for any rips, tears, or brittleness that could create a poor seal. We will also test the door’s self-closing mechanism and hinges to ensure it closes tightly every time. A door that is left ajar or does not seal properly is a major source of energy waste. We will also perform a visual inspection of the wall and ceiling panels to check for any signs of damage.

Our service includes a detailed check of the entire refrigeration system. A technician will check the system’s refrigerant charge to ensure it is at the proper level for optimal performance. We will test the amperage draw of the compressor and all fan motors to look for signs of mechanical wear. All electrical connections are inspected and tightened to prevent failure and ensure safe operation. These checks allow us to spot developing problems before they can cause a complete system breakdown.

Verifying the cooler’s temperature and controls is a critical food safety step. We will use a calibrated digital thermometer to verify that the cooler is maintaining a food-safe temperature, typically between 35°F and 41°F. We will also check the calibration of your unit’s thermostat to ensure it is reading the temperature accurately. The defrost timer and controls are also tested to make sure the evaporator coil is being defrosted at the proper intervals. This ensures your products are always being held at a safe and consistent temperature.

A scheduled maintenance agreement is the best way for any business to manage its critical refrigeration assets. We recommend a semi-annual maintenance plan for all commercial walk-in coolers. This plan ensures your equipment receives the professional attention it needs to remain reliable. It is a predictable, affordable operational expense that helps you avoid large, unexpected repair bills and catastrophic inventory loss. Plan members also receive valuable benefits like priority scheduling for any emergency repair needs. It is the smartest way to protect your business.

Most Common Walk-In Cooler Maintenance Questions

Your walk-in cooler is a vital and expensive piece of equipment. Protecting this asset through proper maintenance is a critical business function. We have answered some of the most common questions our commercial clients in Lebanon ask about this essential service.

For any commercial walk-in cooler, we recommend a professional preventative maintenance visit a minimum of two times per year. A semi-annual schedule, with one service in the spring and one in the fall, is the industry standard. This frequency is essential to keep the condenser coil clean and to check all the system’s components for wear and tear. A walk-in cooler runs 24 hours a day, 365 days a year. This constant operation means that regular check-ups are absolutely necessary to ensure its reliability.

Some situations may require more frequent maintenance. If your condensing unit is located in a particularly dusty area, near a dirt parking lot, or in a place with a lot of cottonwood trees, a quarterly service may be better. The same is true if the cooler is located in an extremely high-temperature environment. The goal is to prevent the condenser coil from ever becoming severely clogged, as this is the primary cause of system failure. Our technicians can recommend the ideal service frequency based on your specific location and operating conditions.

Waiting until there is a problem is the most expensive way to maintain your equipment. The cost of a single emergency repair, coupled with the loss of spoiled product, will almost always exceed the cost of several years’ worth of preventative maintenance visits. A regular, planned service schedule is a proven strategy for reducing your total cost of ownership.

For a business, skipping regular walk-in cooler maintenance carries three catastrophic risks. The first and most devastating risk is the loss of thousands of dollars worth of inventory. Most breakdowns are caused by preventable issues like a dirty condenser coil. When the system fails, the temperature inside the box will rise, and your entire stock of perishable goods can be ruined. This direct financial loss can be a major blow to any business. Preventative maintenance is your best insurance policy against this risk.

The second major risk is a failed health inspection. Health departments require that all refrigerated storage hold products at or below 41°F. A poorly maintained cooler may struggle to maintain this temperature, especially during hot weather. This can result in a critical violation, fines, or even a temporary closure of your business. A professional maintenance visit verifies that your cooler is operating at a food-safe temperature, keeping you compliant and protecting your customers.

The third risk is a significant increase in your operational costs. A cooler with a dirty condenser can use up to 30-40% more electricity as the compressor runs constantly to try and keep up. This leads to extremely high utility bills. This constant strain also leads directly to the premature failure of the compressor, which is the most expensive component in the system. Skipping maintenance leads to higher energy costs and much more expensive emergency repair bills.

Yes, absolutely. A walk-in cooler is one of the largest energy consumers in a typical restaurant or grocery store. If this system is not running efficiently, it can have a dramatic impact on your monthly electric bill. If you have noticed a recent and unexplained spike in your energy costs, a poorly performing walk-in cooler is a very likely culprit. The number one cause of this inefficiency is a dirty or clogged condenser coil. When the coil is dirty, the system cannot effectively release heat.

This forces the compressor, the main motor of the system, to run for much longer periods. Instead of cycling on and off normally, it might run almost continuously. This massive increase in runtime directly translates to a massive increase in electricity consumption. Another common cause of high energy use is a bad door seal. If the door gaskets are torn or the door is not closing properly, cold air is constantly leaking out, and the refrigeration system has to run nonstop to compensate.

A professional maintenance visit directly addresses these issues. We will thoroughly clean the condenser coil, restoring its ability to release heat efficiently. We will also inspect the door gaskets and closers to ensure a tight seal. These two simple steps can often reduce a walk-in cooler’s energy consumption dramatically. If your utility bills are high, scheduling a maintenance visit is a smart first step.

While every step of our maintenance checklist is important, the single most critical task is the thorough cleaning of the condenser coil. The condenser is the component that is most exposed to the elements and dirt. Its job is to radiate heat away from the system, and it can only do this effectively if it is clean. All other problems with a refrigeration system are made worse when the condenser is dirty. It is the foundation of the system’s health.

A clogged condenser coil is the root cause of the vast majority of expensive refrigeration repairs. The clogged coil causes the compressor to run at dangerously high temperatures and pressures. This extreme strain leads to the overheating and eventual failure of the compressor. A compressor replacement is the most expensive and labor-intensive repair a walk-in cooler can have. By simply keeping the condenser coil clean through regular maintenance, you can prevent this catastrophic failure and dramatically extend the life of your equipment.

Therefore, while checking temperatures and refrigerant levels is important, these readings can be misleading if the condenser is not clean first. Cleaning the condenser coil allows the entire system to operate under its normal design conditions. This not only saves you money on energy but also provides the best protection against your business’s biggest enemy: unexpected equipment downtime.

Yes, issues with the walk-in cooler door are definitely a maintenance concern that should be addressed promptly. The door is the only moving part of the insulated box, and it is subjected to constant use and abuse. A door that does not seal perfectly is like leaving a window open in your house while the air conditioning is on. It creates a massive leak that wastes energy and makes your refrigeration system work much harder. A technician will inspect the door as a key part of any maintenance visit.

One of the most common problems is a worn-out or torn door gasket. The flexible gasket is what creates the airtight seal. We will inspect the entire gasket for any signs of damage and recommend replacement if it is no longer sealing properly. Another common issue is a faulty door closer. The closer is the hydraulic mechanism that automatically pulls the door shut. If it is broken or out of adjustment, the door may not close completely, allowing cold air to escape. We can adjust or replace these closers.

We will also check the door hinges for any sagging that could prevent the door from aligning correctly with the frame. For walk-in freezers, we will also test the heated door frame to ensure it is working. This heater prevents moisture from freezing the door shut. Addressing these door issues is a very cost-effective part of maintenance that can lead to significant energy savings.

The coil located inside your walk-in cooler is the evaporator coil. It is normal for this coil to have a thin layer of white frost on it during operation. However, if the coil is covered in a thick layer of solid ice, it is a sign of a problem. A heavy ice buildup will block airflow through the coil, which will prevent the cooler from reaching its target temperature. This is a common issue that a technician will diagnose during a maintenance or repair visit.

The most common cause of a frozen evaporator coil is a failure in the defrost system. Most walk-in coolers have a timer that regularly turns off the compressor and allows the evaporator fans to run to melt any accumulated frost. If this defrost timer fails, or if the termination sensor that ends the defrost cycle is faulty, the coil can freeze up. On some systems, electric heaters are used to speed up the defrost, and a failure of these heaters can also cause the problem.

Other issues can also lead to a frozen coil. A low refrigerant charge can cause the coil’s temperature to drop too low, leading to excessive freezing. A dirty coil or a failed evaporator fan motor can also reduce airflow and cause ice to form. A technician will need to diagnose the specific cause, safely thaw the coil, and then perform the necessary repair to the defrost system or other components.

Your staff can and should perform basic daily and weekly cleaning tasks, but the technical maintenance of the refrigeration system should always be left to a professional. Staff should be responsible for keeping the interior of the walk-in clean and organized. They should regularly sweep the floors and wipe down the shelving. They should also be trained not to block the evaporator coil with boxes, as this will restrict airflow. These are important sanitation and operational tasks.

However, the technical maintenance requires specialized knowledge, tools, and safety training. This includes cleaning the condenser coil with chemicals, working with high-voltage electrical components, and checking the high-pressure refrigerant system. It is not safe for untrained personnel to perform these tasks. An attempted repair or maintenance by an employee can lead to serious injury, equipment damage, or a voided warranty. This is a significant liability for your business.

By using a professional refrigeration technician for your semi-annual maintenance, you ensure the job is done correctly and safely. Our technicians are trained and insured to work on this equipment. We have the expertise to spot developing problems that an untrained person would miss. Delegating the technical maintenance to us allows your staff to focus on their primary roles. It is the safest and most effective way to care for your critical equipment.

The maintenance service for the refrigeration unit is very comprehensive. For the outdoor condensing unit, we start by completely cleaning the condenser coil to ensure proper heat transfer. We will then check the operation of the condenser fan motor and inspect the fan blades for any damage. We will test the compressor, checking its amperage draw and listening for any unusual sounds. All electrical connections in the control panel will be checked and tightened. We will also check the refrigerant level to ensure it is correct.

For the indoor evaporator unit, we will inspect and clean the evaporator coil as needed. We will test the evaporator fan motors to ensure they are providing adequate airflow inside the box. We will clear the condensate drain line to prevent any clogs or backups. The defrost system, including the timer and termination controls, will be tested to ensure it is functioning correctly. This prevents the coil from turning into a solid block of ice.

Essentially, we perform a complete operational check-up on every component of the sealed refrigeration system. This includes the motors, the coils, the controls, and the refrigerant. This thorough service is designed to catch any signs of wear and tear or potential failure. It ensures that the system that produces the cold air is running as efficiently and reliably as possible.
